工作地点:广州永和经济区永丰路<br>Duties & Responsibilities:<br>1) Carry-out feasibility studies of proposed plant improvements or extensions, set-up design and detailed engineering and initiate the ordering and procurement of approved improvements and extensions. Direct construction works and equipment installation through the plant maintenance force and supervise and coordinate works confined to contractors while keeping expenditures within authorized budgets, supervise acceptance tests and start-up of new facilities and hand them over to Production.<br>2) Plan and direct the maintenance and maintenance engineering functions to assure dependable operation of production facilities and auxiliaries and work within the related maintenance budget. Plan and direct the maintenance of the company property to assure safe, efficient and healthy working conditions throughout the entire area, while keeping expenditures within allocated budgets.<br>3) Develop, maintain and implement preventative maintenance program. Maintain spare parts storage at safe but economical levels. Promote maintenance work force efficiency through work planning, personnel motivation and training, and indoctrination of technicians into new techniques. Engineer equipment development and advise on equipment maintenance programs.<br>4) Conduct specific studies about product flow plant layout, operation sequences, machine utilization and work distribution to improve operational efficiency and production yields, to enhance work conditions and to promote job enrichment. Meet the time schedules set for the different tasks, as well as for the preparation for the related reports. Advises the Plant Manager immediately of any expected variation. <br>5) Communicate in an effective manner within his own department, as well as with other departments in the company. Operate within the committed costs for materials, labor, services and for indirect expenses under his scope of control. Be responsible for the control and timely and accurate reporting to all relevant persons and/or departments. Develop/update individual job descriptions and duty lists of reporting employees. Train the personnel at all levels reporting to him. Help them fully understand their responsibilities and what is expected of them to meet or exceed their performance standards. Develop back-ups, both in the hourly and in the supervisory ranks, to assure effective performance, despite illness, vacations, resignations and promotions.<br>6) Maintain housekeeping, sanitary and safe conditions through the entire area of responsibility, in conformity with the standards set by Governmental Agencies, and the company. The term "safe conditions" includes fire and accident prevention activities. Cooperate with other departments to ensure that adequate procedures are employed and checks made for obtaining the standards set by the company.<br>7) Cooperate actively with the company safety office and safety and health committee, to ensure that all safety regulations and operational safety rules are set-up, maintained and employed. Inspect new equipment and construction for compliance with official labor and equipment safety legislation and with safety standards and insurance company requirements, Submit a Monthly Progress Report to the Plant Manager.</p>

Ø To initiate, direct, monitor and control daily performance of operations, maintenance and facility team members and ensure that all activities are performed in a safe and efficient manner;
Ø To assist the Account Manager and client with the identification of savings in operating costs in the ongoing management of the premises;
Ø Ensures that facility services are provided in compliance with the GSA and LSA; and the level of quality meets or exceeds designated KPI values;
Ø To provide training, management and guidance to directly employed staff;
Ø To assist the Account Manager in establishing and maintaining good relations and effective communications with the customers and team members.
JOB QUALIFICATIONS
Ø Bachelor degree in Facilities Management engineering related field or business management;
Ø 5-10 years of Facilities Management, or related fields experience required;
Ø Good spoken and written English & Chinese;
Ø Posses good leadership team building and people management, and business development skills;
